We are committed to ensuring your safety and well-being during your stay with us. However, like any establishment, there are inherent risks associated with travel and accommodations. Please carefully read and acknowledge the following risk disclosure statement before proceeding with your reservation:

Property Risks: While we take extensive measures to maintain our property, accidents or unforeseen incidents may occur. These could include slip and fall accidents, property damage, or malfunctioning equipment. Guests are advised to exercise caution and adhere to all posted safety guidelines within the premises.

Natural Disasters and Weather Conditions: Natural disasters, such as earthquakes, storms, or floods, can occur unexpectedly. While our building is designed to withstand such events, there is always an element of risk. Guests are encouraged to familiarize themselves with emergency exits and evacuation procedures.

Fire Safety: We have fire safety protocols in place, including smoke detectors and fire extinguishers. However, fires can still pose a risk. Guests should exercise caution when using heating appliances, or smoking in designated areas only. Candles are not permitted to be used on the premises.

Recreational Activities and Amenities: Participation in recreational activities or the use of amenities (e.g., swimming pool, gym, kayaks, bicycles) carries inherent risks. Guests are advised to use equipment properly and responsibly, and be aware of their own limitations. Failing to use equipment properly could result in serious injury or death.

Medical Emergencies: In the event of a medical emergency, we will assist in summoning emergency assistance and providing first aid where we can. In an emergency call 111. Our location is [XX ……….]. An AED is located at [map]

Security and Personal Belongings: We provide security measures to safeguard your belongings, but we are not responsible for any loss, theft, or damage to personal items. Guests are advised to use in-room safes, lock doors, and report any suspicious activity to hotel staff.
Cancellation Policies
Travel disruptions are far more prevalent since Covid 19, so we do our best to be as flexible with cancellations as much as we can. If you need to cancel within a week -7 days- of your booking, we will be unable to refund your deposit, unless we are able to re-book for the dates you had. As a small bespoke accommodation business, cancellations affect us a great deal, but we offer full accommodation refunds if the cancellation is able to be made outside of the week - 7 days - before the time of your stay with us. We would really appreciate it if guests would re-book for another time instead of cancelling and we can work together to find suitable alternative dates for your stay.
For additional catering arrangements (dinners) we have a minimum amount of $50 which is non-refundable if cancelled within 7 days of your stay.
Unfortunately our property is unsuitable to anyone under 18 years of age.
Due to the heritage nature and style of the building, we are not really suitable to anyone who has physical disability and have easy access requirements, but all measures have been taken to ensure as many safety aspects and access features are included in the facilities provided, as far is practicable for something built over 160 years ago.
While we can cater to most dietary requirements, we are unable to offer any vegan options from our kitchen.
All reservations require a 50% deposit to secure the booking, with the balance due in full on day of check out.
Vouchers purchased have a 12 month period of use, but should they expire, and you are unable to use them before the use by date, please get in touch to extend this period as we will honour vouchers past their expiry. For accounting purposes we need to keep track of the vouchers issued and this assists us with that process.
No change will be given if the full amount on the voucher is not used in one stay - another voucher, to the amount remaining - will be issued to be used at another time. Vouchers cannot be redeemed for cash.
Cooking facilities are not available for guest use.
We are unable to take same day bookings due to our remote location and the meal preparation required
We are a non-smoking accommodation provider.
No pets are allowed - we have 3 cats who live here with us.
All rooms & facilities are for paying guests only - no additional visitors are permitted.
Guests will be liable for damages caused to any property within the villa caused by their actions.
An additional cleaning fee may be charged in exceptional circumstances.
